Every week, thousands of people search for the Dubai Golden Visa. It is one of the most powerful residency programmes in the world — and one of the simplest to qualify for through real estate. Here is everything you need to know.

What Is the Golden Visa?

The UAE Golden Visa is a long-term renewable residency visa allowing investors, entrepreneurs, and skilled professionals to live, work, and study in the UAE without a local sponsor. Introduced in 2019, it has become one of the most sought-after residency programmes globally. In 2023 alone, Dubai issued 158,000 Golden Visas across all categories — nearly double the 79,617 issued the year prior, per Khaleej Times.

The Two Real Estate Routes

Route one: a 10-year Golden Visa through property investment of AED 2 million (approximately USD 545,000). This can be financed through a UAE bank mortgage with a minimum 20% down payment. Route two: a 2-year UAE residency visa through property investment of at least AED 750,000 (approximately USD 204,000), with a 50% down payment if using a mortgage. Both routes allow inclusion of a spouse and dependent children in the application (UAE immigration authorities via Get Golden Visa, 2026).

Key Benefits

The Golden Visa is self-sponsored — no employer or UAE national sponsor required. Holders can spend extended periods outside the UAE without losing residency status, making it ideal for global citizens. The visa unlocks UAE banking, healthcare, and government services. Critically, income, capital gains, inheritance, and properties are all exempt from taxation in the UAE, per the UAE Ministry of Finance.

Why It Is Driving Real Estate Demand

The Golden Visa has fundamentally changed who buys property in Dubai and why. Buyers are no longer purely investment-motivated — they are securing residency, tax efficiency, and lifestyle simultaneously through a single transaction. According to Henley and Partners, the UAE attracted 6,700 millionaires in 2024 — the highest net inflow of any country globally for the third consecutive year — with the Golden Visa cited as a primary driver. A AED 2 million property in Dubai is not just an investment. It is a life optionality tool.
